Your Complete Home-Viewing Checklist

House hunting in and around Banbury? Location - how far to schools, shops and transport links? Worth visiting at a different time of day too.
Commute - check the route into town or onto the M40 at rush hour.
Exterior - look at the roof, guttering and brickwork for visible cracks or damage.
How it sits on the plot - higher or lower than neighbouring properties, and does water drain away properly?

Inside the Property

Water pressure - run a few taps, and flush the toilet while a shower or tap is on.
Damp and mould - check corners, behind furniture and near windows for discolouration or musty smells.
Windows and doors - do they open and close properly? Sticking can hint at subsidence or wear.
Heating and hot water - ask when the boiler was last serviced and how quickly radiators heat up.
Ceilings - look for cracks, water stains or uneven patches.
Mobile signal and broadband - quick signal check, and ask the owners about broadband speeds.

Space and Storage

Storage - built-in wardrobes, loft space, and anywhere for everyday bits and pieces.
Layout - does it actually suit how you live day to day?
Measurements - bring a tape measure if you've got furniture you're keeping.

Questions to Ask

How long has it been on the market?
Why is the current owner selling?
What's included in the sale, fixtures, fittings, white goods?
Any planned developments nearby that could affect the property?
What's the council tax band and average utility costs?
Freehold or leasehold? If leasehold, what are the ground rent and service charge details?
